Brief:Develop an existing concept for a 6 storey – 9 apartment residential building to achieve:
- compliance with statutory requirements
- efficiencies in buildability, and
- improved functionality
A consultative approach was used in negotiations with statutory authorities throughout the design to expedite a potentially complex approvals process.
Specialist consultants were commissioned to assist in developing an informed approach to the design and construction of the building. This included consideration of structural and service systems, environmental sustainability and statutory compliance.
Site planning addresses access into, and circulation within the site to achieve privacy for residents whilst maintaining connection with the street and the public domain. A variety of quality outdoor spaces provide a range of passive and active recreation opportunities for residents and their visitors.
Internally, communal circulation areas have been designed to maximise apartment floor areas. Service areas have been grouped to rationalize infrastructure. Within the apartments, efficient planning maximizes useable space. Living areas are located to capitalize on available views over the swan river, and internal zoning maximizes breeze corridors and facilitates passive heating in the winter months.
